Term: estates

Estates in respect to land at common law may be freehold, or estates less than freehold. Estates less than freehold may be divided into freeholds capable of inheritance (the fee simple) and freeholds not capable of inheritance, such as a life interest.
Usage: The fee simple estate was held by the testator.
